Full Service Property Management

This service is for home owners who would like to have a completely hands-off management experience, which ensures that your investment is protected, well maintained and secure. Reynolds Real Estate Property Management will coordinate the entire process to include:

· Coordinate advertising and marketing.

· Show property to potential tenants.

· Screen all prospective tenants.

· Prepare paperwork to include lease  agreement, pet addendum, rules, CC&R’s, condition report and others as needed.

· Collect security, pet, monthly rent and make deposits.

· Walk through of property with instructions on care and maintenance.

· Guidance on how to continue the month-to-month management of you property.

· Provide monthly Owner Statements .

· Handle maintenance issues and coordinating repairs and maintenance as needed.

· Problem-solve tenant issues and continue observation as your management company.

· Exit inspection with tenants and assessment of any damages to be levied at return of tenant deposits.

· Ensure that property is in “Rent Ready” condition.

· Manage utility carry over or gap bills, HOA payments, and more...

· Fees: $500 for each New Tenant Lease & 10% of each monthly rent as a Management Fee.
