First, look at the outside of your home, also called your curb appeal. Examine the outside of your house from the view of a passerby. What do you notice first? What awesome characteristics seem hidden?
Understanding this helps us to decide what we can do to draw buyers from the street and into your house. If your house isn't the best it can look on the outside with touched up paint and blooming greenery it's time to get those things done. Refer to the Curb Appeal Checklist and add dollars to your house's final selling price.

"Welcome to your new home!"
Could a buyer envision themselves lounging in your living area, reading a good book in your master bedroom or getting work done in your home office? We want your home to welcome buyers and offer them a sense of ease. We'll help you accomplish this by recommending changes that highlight the features of your house.
We'll help you put in storage anything that gives the illusion of clutter. Surface areas like tables, desks and counters should be clutter-free. Arts and crafts, sentimental items, family photos, and play time artwork should get stored away too. You need to "de-personalize" the home so buyers can imagine it as their new home.
We'll review each room of your home. We'll note the pieces of furniture that should be rearranged, rooms that need new paint, carpet needing to be changed, fixtures that could use polishing, and any other improvement that can easily be made to positively impact the sale.
We'll ensure your home is neutral and that it's welcoming, staying away from "offensive" or "can't-work-with" shades on the walls and furniture. And if the house is vacant, you can consider renting furnishings. The goal is for your home to look inviting as opposed to uninhabited.

Setting the Stage
During your Open House, we want to engage the buyer's senses.
Dark living areas can be a real mood killer, so we'll do things like open curtains and add lighting where needed to show off your home. Together we'll enhance the air of the house with enjoyable music playing lightly and assure a delightful scent circulates throughout your house. We'll make use of cozy-looking bedspreads, and pillows on your sofa and bedding. We want buyers to feel like your current home is their future home.
